Vốn đầu tư FDI đổ vào bất động sản quý 1 tăng so với cùng kỳ năm ngoái

Theo JLL Việt Nam, vốn đầu tư trực tiếp nước ngoài (FDI) đạt mức 10,1 tỉ USD trong quý 1/2021, tăng 18,5% so với cùng kì năm ngoái. Trong đó, lĩnh vực BĐS thu hút được 600 triệu USD.

Mặc dù vốn FDI đã tăng so với cùng kì năm ngoái, tuy nhiên, làn sóng Covid-19 thứ 3 đã khiến các quốc gia xem xét lại các kế hoạch mở cửa, và vì vậy, vốn FDI vào Việt Nam vẫn còn bị hạn chế.

Trong tổng số 17 ngành nghề thu hút FDI trong quý 1/2021, theo JLL, ngành sản xuất và phân phối điện thu hút đầu tư được nhiều nhất, với tổng vốn là 5 tỉ USD, chiếm gần 50% tổng số vốn FDI đăng ký trong quý. Ngành công nghiệp chế biến và sản xuất chiếm vị trí thứ 2, thu hút được 3,9 tỉ USD, chiếm 39% tổng vốn FDI.

Sự chuyển dịch xu hướng kinh doanh trong thời điểm hiện tại

Tiếp theo là hoạt động kinh doanh BĐS thu hút được 600 triệu USD, và hoạt động nghiên cứu thu hút được 113 triệu USD. Về đối tác đầu tư, Singapore là nhà đầu tư lớn nhất vào Việt Nam trong quý 1/2021 với tổng cộng 4.6 tỉ USD, chiếm 45.5% tổng vốn FDI đăng ký. Tiếp theo là các nhà đầu tư Nhật Bản và Hàn Quốc với tổng số vốn đầu tư lần lượt là 2,1 tỉ USD và 1,2 tỉ USD.

Cũng theo đơn vị này, số lượng doanh nghiệp đăng kí mới sụt giảm nhưng tổng vốn đăng ký lại trên đà tăng trưởng. Trong quý 1, cả nước có 29.300 doanh nghiệp đăng ký thành lập mới với tổng số vốn đăng ký là hơn 447.800 nghìn tỷ đồng, giảm 1,4% về số doanh nghiệp, tăng 27,5% về vốn đăng ký so với cùng kỳ năm trước. Vốn đăng ký bình quân một doanh nghiệp thành lập mới trong quý 1/2021 đạt 15,3 tỷ đồng, tăng 29,3% theo năm. Số lượng doanh nghiệp tạm ngừng hoạt động tăng 28,2%.

Bất động sản công nghiệp là một trong những điểm sáng của thị trường

Còn theo số liệu thống kê từ Cục quản lý đăng ký kinh doanh (Bộ Kế hoạch và Đầu tư), trong 2 tháng đầu năm 2021, có hơn 1.000 doanh nghiệp BĐS thành lập, tăng 33,6%.

Cục Quản lý đăng ký kinh doanh cho biết, sự tăng trưởng với tỉ lệ cao của số lượng doanh nghiệp đăng ký thành lập ở các ngành kinh doanh này một phần do đây là những ngành nghề kinh doanh thiết yếu. Thêm vào đó là sự chuyển dịch xu hướng kinh doanh trong thời điểm hiện tại từ các ngành bị ảnh hưởng nhiều do dịch bệnh sang những ngành nghề kinh doanh chịu ít rủi ro và nhiều tiềm năng hơn, như lĩnh vực kinh doanh BĐS. Chưa kể, BĐS  công nghiệp là điểm sáng của thị trường trong thu hút vốn từ các nhà đầu tư nước ngoài nhờ các hiệp định thương mại tự do và xu hướng dịch chuyển chuỗi sản xuất trên thế giới.
