Bà Rịa – Vũng Tàu đã lên kế hoạch để đấu giá 7 khu đất trong đó có nhiều nơi thuộc dự án trọng điểm với tổng diện tích hơn 228 ha, dự kiến thu về hơn 12.386 tỷ đồng.
Đấu giá đất thuộc dự án trọng điểm
Ngày 6-4, Sở Tài nguyên và Môi trường (TN-MT) tỉnh Bà Rịa- Vũng Tàu cho biết địa phương này đang lên kế hoạch tổ chức đấu giá 7 khu đất. Tổng diện tích những khu đất này là hơn 228ha. Trong đó bao gồm 4 khu đất thuộc dự án trọng điểm và 3 khu đất chuyển tiếp. Dự kiến việc đấu giá sẽ thu về hơn 12.386 tỷ đồng.
4 khu đất thuộc dự án trọng điểm của tỉnh với diện tích 203,3 ha thuộc địa bàn TP. Vũng Tàu. Gồm khu đất Cụm 5 (phường 1); ở phường 2 khu đất mũi Nghinh Phong; khu đô thị đường 3/2 (phường 10, 11); khu đô thị sinh thái Cù lao Bến Đình (phường 5, 9, Thắng Nhất và Thắng Nhì).
Có 3 khu đất chuyển tiếp gồm khu đất 4,1 ha tại phường Thắng Tam (TP. Vũng Tàu); khu đất 20 ha tại phường Mỹ Xuân (TX. Phú Mỹ, thu hồi của Công ty TNHH Sửa chữa tàu biển Vinaline); cuối cùng là khu đất 13,2 ha tại xã Bưng Riềng (huyện Xuyên Mộc).
Lộ trình đấu giá đất Bà Rịa – Vũng Tàu
Về lộ trình đấu giá, trong quý 2, Bà Rịa – Vũng Tàu sẽ bán đấu giá khu đất Cụm 5, đất thuộc dự án trọng điểm; diện tích khu đất này là 2,8 ha, dự kiến thu 2.829,4 tỷ đồng. Sau đó sẽ bán giá khu đất chuyển tiếp 4,1 ha tại phường Thắng Tam, TP. Vũng Tàu, dự kiến thu được 1.200 tỷ đồng.
Trong quý 3 sẽ đấu giá khu đất mũi Nghinh Phong, dự kiến thu được 1.500 tỷ đồng. Đấu giá khu đất 13,2 ha tại xã Bưng Riềng (huyện Xuyên Mộc); dự kiến thu được 300 tỷ đồng. Đấu giá khu đất 20ha tại phường Mỹ Xuân (thị xã Phú Mỹ) dự kiến thu được 261 tỷ đồng.
Đến quý 4, tiếp tục đấu giá khu đô thị đường 3/2 tại phường 10 và phường 11 (TP. Vũng Tàu), diện tích 76,67 ha; dự kiến thu được 4.463 tỷ đồng. Đấu giá khu đô thị sinh thái Cù Lao Bến Đình diện tích 110 ha; dự kiến thu được 2.133 tỷ đồng.
Sở TN-MT tỉnh Bà Rịa- Vũng Tàu cho biết việc đấu giá tài sản trên đất; chuyển nhượng quyền sử dụng đất đối với cơ sở nhà, đất Cụm 5 đang được các sở ngành rà soát, tham mưu thực hiện theo quy định.
Phương án đấu giá
Phương án đấu giá, quyết định đấu giá khu đất 4ha tại phường Thắng Tam đang được UBND tỉnh xem xét, phê duyệt điều chỉnh để đảm bảo phù hợp với quy định về quy hoạch xây dựng chi tiết. Riêng các khu đất còn lại đang được các địa phương tổ chức thẩm định.
Để chuẩn bị sẵn sàng cho việc đấu giá theo kế hoạch năm 2022, trong quý 1 và quý 2, Sở TN-MT tiến hành chụp flycam, quay video và hoàn thiện thông tin pháp lý của từng khu đất; đưa lên cổng thông tin điện tử của Sở để các nhà đầu tư nghiên cứu, tham gia đấu giá; đồng thời, phối hợp với các sở, ngành liên quan rà soát, xử lý dứt điểm các tồn tại vướng mắc của khu đất.
Hiện nay Sở TN-MT đã công khai thông tin các khu đất đấu giá lên website của Sở http://ungdung-sotnmt.baria-vungtau.gov.vn/DAUGIADATCONG/. Theo đó, khi người dân, doanh nghiệp hoặc tổ chức truy cập vào đường link thì sẽ xem được toàn bộ thông tin của các khu đất.
