UBND tỉnh Bà Rịa – Vũng Tàu (BRVT) vừa có tờ trình trình Thường trực HĐND tỉnh về việc điều chỉnh bảng giá đất trên địa bàn. Nhiều chuyên gia dự đoán việc này sẽ làm giá đất thị trường BRVT tăng đến 50%

Giá đất thị trường BRVT tăng theo bảng giá đất

Theo văn bản gửi UBND tỉnh BRVT, Sở Tài nguyên và Môi trường đề xuất điều chỉnh tăng giá đất nông nghiệp (cây lâu năm, cây hằng năm, nuôi trồng thủy sản) khu vực đô thị và nông thôn trên địa bàn tỉnh; điều chỉnh tăng giá đất ở, đất sản xuất kinh doanh thương mại dịch vụ.

Về phương án dự kiến tăng, địa phương này sẽ tăng từ 5%-50% giá đất nông nghiệp tùy từng khu vực và từng loại đất. Trong đó, đất trồng cây lâu năm, hằng năm dự kiến sẽ tăng khoảng 25%-50%; giá đất nuôi trồng thủy sản sẽ điều chỉnh tăng từ 5%-25%. Đối với giá đất ở sẽ điều chỉnh theo hệ số tăng tại các huyện, thị, xã, thành phố dựa theo mức trần khung giá các loại đất. Riêng đất rừng sản xuất, rừng đặc dụng, rừng phòng hộ vẫn giữ nguyên mức giá tại quyết định cũ, không điều chỉnh.

Trước thông tin BRVT có kế hoạch điều chỉnh giá đất theo xu hướng tăng, những ngày qua, thị trường bất động sản BRVT sôi động hơn hẳn. Đặc biệt là làn sóng “gom hàng” chờ điều chỉnh giá diễn ra ở nhiều địa phương. Tiêu biểu như Châu Đức, Xuyên Mộc, Phú Mỹ, Bà Rịa… Ở những địa phương này, hàng ngàn nhà đầu tư từ các địa phương như TP. HCM, Đồng Nai lùng tìm đất khắp các tuyến đường. Chủ yếu họ vẫn ưu tiên đất sào, đất nông nghiệp nhưng có pháp lý rõ ràng.

Hạ tầng giao thông thúc đẩy giá bất động sản BRVT tăng cao

Hiện bất động sản BRVT được hậu thuẫn rất lớn từ vị trí cũng như hạ tầng giao thông. Tỉnh sở hữu những công trình giao thông không chỉ trong tỉnh mà còn có ý nghĩa liên vùng.

Dự án Cầu Phước An

Cụ thể, với Dự án Cầu Phước An, Sở Kế hoạch và Đầu tư đang phối hợp Ban Quản lý dự án giao thông khu vực Cái Mép – Thị Vải rà soát, hoàn thiện các thủ tục đầu tư Dự án theo Luật Đầu tư công trước khi tham mưu UBND tỉnh trình HĐND tỉnh Bà Rịa – Vũng Tàu trong kỳ họp bất thường dự kiến diễn ra trong tháng 4/2020.

Đường cao tốc Biên Hòa – Vũng Tàu

Một dự án trọng điểm khác là Dự án Đường cao tốc Biên Hòa – Vũng Tàu. Bộ Giao thông – Vận tải đang phối hợp, hỗ trợ UBND tỉnh triển khai dự án; đảm bảo quy định pháp luật. Giữa tháng 2/2020, BRVT đã họp về báo cáo nghiên cứu tiền khả thi dự án theo hình thức hợp tác công tư.

Đường liên cảng Cái Mép – Thị Vải

Tỉnh cũng đang chú trọng triển khai đầu tư hệ thống đường giao thông kết nối cụm cảng quốc tế Cái Mép – Thị Vải. Trong đó, dự án có tính chất quan trọng nhất là đường liên cảng Cái Mép – Thị Vải (giai đoạn I). Hiện tại, đoạn từ Cảng Phước An (Nhơn Trạch, Đồng Nai) tới thị xã Phú Mỹ (BRVT) đã thông tuyến.

Đường Phước Hòa – Cái Mép

Đây là tuyến giao thông thứ hai kết nối cảng Cái Mép – Thị Vải và các khu công nghiệp. Tổng chiều dài của đường Phước Hòa – Cái Mép là 4,44 km. Trên tuyến đường này, cầu Mỏ Nhát bắc qua sông Mỏ Nhát chỉ còn 1 nhịp đang thi công.

Đường 991B

Đường 991B nối Quốc lộ 51 từ nút giao Hội Bài – Tóc Tiên với đường liên cảng Cái Mép – Thị Vải với tổng chiều dài 9,73 km. Đây là trục chính đi qua các khu công nghiệp Cái Mép, Phú Mỹ 2, Phú Mỹ 3. 

Các dự án giao thông khác

Ngoài 3 tuyến đường trên, tỉnh cũng đang thực hiện các dự án giao thông kết nối với hệ thống cảng Cái Mép – Thị Vải gồm: Quốc lộ 56 tuyến tránh TP. Bà Rịa, đường Long Sơn – Cái Mép, đường sau Cảng Mỹ Xuân – Thị Vải…

Từ minh chứng về sự đầu tư giao thông cũng như giá đất thị trường BRVT hiện tại so với trước kia, các chuyên gia trong lĩnh vực bất động sản nhận định việc điều chỉnh giá đất nhà nước sẽ kéo theo giá đất thị trường của BRVT tăng cao. Cùng đó là tạo nên “cơn sốt đất” trong một thời gian.
