Lạm phát là gì?

– Phi mã: 10% đến dưới 1000%

– Siêu lạm phát: trên 1000%

Thực tế, các quốc gia chỉ kỳ vọng chỉ xảy ra khoảng 5% trở xuống là con số lý tưởng.

Nguyên nhân gây ra lạm phát

Có rất nhiều nguyên nhân dẫn đến tình trạng này, trong đó “lạm phát do cầu kéo” và “do chi phí đẩy” được coi là hai nguyên nhân chính.

Do cầu kéo

Khi nhu cầu của thị trường về một mặt hàng nào đó tăng lên. Việc này sẽ kéo theo sự tăng lên về giá cả của mặt hàng đó. Giá cả của các mặt hàng khác cũng theo đó mà leo thang. Dẫn đến sự tăng giá của hầu hết các loại hàng hóa trên thị trường.

Do chi phí đẩy

Lạm phát tác động đến nền kinh tế

– Tác động tích cực trong một vài trường hợp có thể làm giảm thiểu tỷ lệ thất nghiệp dựa trên giá cả cứng nhắc. Nhưng tác động tích cực không nhiều mà chủ yếu là tác động tiêu cực. Vì vậy, chính phủ của các nước luôn tìm cách để khắc phục lạm phát ở mức độ cho phép.

Lạm phát cao tác động bất động sản  như thế nào trong 10 năm qua?

Nhìn lại diễn biến thị trường bất động sản trong hơn 10 năm qua, chỉ số lạm phát cao tác động đến bất động sản cả về giá lẫn và tâm lý của các nhà đầu tư.

Cuối năm 2007, thị trường chứng khoán có dấu hiệu điều chỉnh mạnh. Cụ thể, do lạm phát tăng cao, giá chứng khoán bắt đầu nhanh chóng sụt giảm và rơi tự do. Từ đỉnh cao 1170 điểm được xác lập vào tháng 3 năm 2007, VN-Index đã tụt xuống gần 900 điểm vào tháng 4-2007. Đến tháng 6-2008, VN-Index đã lao dốc xuống đáy sâu khi chỉ còn 366 điểm.

Khi thị trường chứng khoán suy giảm, một bộ phận nhà đầu tư đã chuyển hướng sang thị trường bất động sản. Cộng hưởng thêm tâm lý, lo ngại lạm phát tăng cao dẫn tới một lượng tiền cũng đổ mạnh vào kênh đầu tư có giá trị vốn hóa lớn này. Lượng tiền lớn đổ vào thị trường bất động sản khiến nhà đất tăng đột biến, giá nhà đất ở nhiều nơi tăng vọt.

Giá nhà đất tại một số khu vực TP. HCM từng ghi nhận tăng 100-150% chỉ trong giai đoạn từ đầu năm 2007 đến đầu năm 2008. Theo đó, giá căn hộ cũng tăng mạnh.

Lợi nhuận thu được từ đầu cơ nhà đất cao đã tiếp tục thu hút lượng lớn các nhà đầu tư đổ bộ vào. Thậm chí, nhóm người mua không có năng lực tài chính và kinh nghiệm đầu tư cũng tham gia vào cuộc chơi. Cầu ảo tăng cao kích thích giá tiếp tục tăng, dẫn tới sự bùng nổ trên thị trường nhà đất.

Bong bóng thị trường bất động sản hình thành khi giá tăng đột biến. Tuy nhiên, thị trường địa ốc chỉ tăng nóng trong vòng 1 năm. Thị trường bắt đầu đi xuống do tác động của các chính sách tiền tệ nhằm kiềm chế lạm phát.

Việt Nam đối mặt với nhiều đợt chỉ số lạm phát cao

Từ cuối năm 2008 đến 2009

Thị trường trầm lắng và sau đó dần dần ấm lại. Cuối năm 2008, do ảnh hưởng bởi cuộc khủng hoảng thị trường nhà đất và hệ thống tài chính chao đảo tại Mỹ, nền kinh tế Việt Nam đối mặt với chỉ số lạm phát cao.

Để đối phó với lạm phát, Chính phủ và Ngân hàng Nhà nước thực hiện biện pháp kiểm soát dòng tiền bơm vào bất động sản. Mức lãi suất trần huy động 12% đã bị phá bỏ; nhiều tổ chức tín dụng tăng lãi suất. Tác động của chính sách thắt chặt nguồn tiền vào bất động sản dẫn tới các chủ đầu tư gặp khó khăn về vốn;  nhà đầu cơ đối mặt với tình trạng thanh khoản sụt giảm. Nhiều nhà đầu cơ phải bán tháo sản phẩm và rời bỏ thị trường khi giá đất giảm mạnh. Năm 2009, một số gói kích cầu được tung ra khiến thị trường có phần ấm lại. 

Từ năm 2010 đến năm 2019

Năm 2010, sự phục hồi của thị trường không có nhiều tín hiệu tích cực; chủ yếu đi ngang.

Đến năm 2011, lạm phát tăng cao trở lại với con số 18,13%. Đây là con số cao nhất kể từ năm 2008. Đến năm 2012, chỉ số lạm phát xuống 6,81%. Giai đoạn này ghi nhận nhiều doanh nghiệp rơi vào thua lỗ.

Trong khi đó, Ngân hàng Nhà nước thực hiện chính sách thắt chặt tín dụng; cắt giảm đầu tư công nhằm kiềm chế lạm phát. Tác động của chính sách này khiến thị trường gần như đóng băng. Giá nhà sụt giảm ở nhiều phân khúc; khả năng thanh khoản tụt dốc.
