Theo TS. Nguyễn Văn Đính, Phó chủ tịch Hiệp hội Bất động sản Việt Nam, Chủ tịch Hội môi giới Bất động sản Việt Nam, bất động sản công nghiệp và đất nền ven khu công nghiệp Chơn Thành có nhiều tiềm năng và sẽ được săn đón trong thời gian tới.
Tại Bình Phước, Chơn Thành là địa phương vừa được nâng cấp lên thị xã từ ngày 1/10/2022. Điều này đã có những tác động mạnh mẽ lên thị trường bất động sản địa phương. TS. Nguyễn Văn Đính đã có những chia sẻ xung quanh câu chuyện này.
Nhiều người đầu tư bất động sản công nghiệp và bất động sản liền kề khu công nghiệp (KCN). Theo tiến sĩ, đâu là những yếu tố khiến phân khúc này vẫn có sức hút với nhà đầu tư?
– Có rất nhiều yếu tố khiến bất động sản công nghiệp và bất động sản liền kề KCN thu hút giới đầu tư. Trong đó đặc biệt phải kể tới những lợi thế mà Việt Nam đang sở hữu.
Việt Nam có vị trí giao thương thuận lợi, có nhiều cảng biển và cảng hàng không. Theo báo cáo của Tổng cục Thống kê, đến hết 9 tháng đầu năm 2022, lực lượng lao động từ 15 tuổi trở lên đạt 51,6 triệu người. Việt Nam đang có tỷ lệ “dân số vàng” lên đến hàng chục triệu lao động và giá thành rẻ.
Bên cạnh đó, Việt Nam là nước đứng thứ 2 châu Á (chỉ sau Singapore) về số lượng và độ phủ các hiệp định thương mại thế giới. Tỷ giá VND/USD ổn định cũng tạo ra môi trường đầu tư an toàn cho nhà đầu tư đổ về.
Riêng về lợi thế phát triển công nghiệp, nguồn cung đất khu công nghiệp tại Việt Nam dự kiến tăng 44.760 ha trong giai đoạn 2022-2025. Nhiều chính sách được thực thi như xây nhà cho công nhân trong KCN, ưu đãi đầu tư KCN như: miễn thuế, giảm tiền thuê đất, thuế suất thấp… Ngoài ra, lãi suất và lợi nhuận công nghiệp khá tốt, có thể 8% – 11%.
Không chỉ vậy, KCN thường phát triển mạnh ở các thị trường vùng ven, quỹ đất lớn, giá hợp lý, gần với các tuyến đường giao thông huyết mạch. Việc phát triển KCN sẽ thu hút lực lượng lao động và chuyên gia đến làm việc, kéo theo đó là nhu cầu chỗ ở, kinh doanh, dịch vụ… Từ đó, các tiện ích như trường học, bệnh viện, trung tâm thương mại, giải trí, công viên… cũng sẽ mọc lên sôi động, hấp dẫn.
Có thể nói, nhu cầu nhà ở xung quanh KCN luôn hiện hữu. Đầu tư bất động sản liền kề KCN đem đến nhiều nguồn lợi nhuận từ việc giá trị tăng lên theo thời gian và khai thác kinh doanh buôn bán, đầu tư cho thuê… Đó cũng là lý do khiến cho phân khúc này đặc biệt thu hút giới đầu tư địa ốc đổ về.
Trong xu hướng bất động sản công nghiệp và bất động sản liền kề KCN đang hấp dẫn giới đầu tư thì theo tiến sĩ, đâu sẽ là khu vực có lợi thế để phát triển mạnh trong thời gian tới?
– Việt Nam đang quan tâm đầu tư phát triển mạnh mẽ hạ tầng giao thông, kết nối thuận tiện các vùng kinh tế, các vùng nguyên liệu, các cảng biển, cảng hàng không… tạo động lực phát triển sản xuất hiệu quả dẫn đến thu hút phát triển các khu kinh tế, KCN ở đồng đều các vùng trên cả nước. Trong đó phải kể đến các khu vực: Trung du Bắc Bộ, Duyên hải Bắc Bộ, Bắc Trung Bộ, Trung Bộ, Nam Trung Bộ, Miền Đông Nam Bộ…
Trong những khu vực trên, tôi đánh giá cao khu vực Đông Nam Bộ như Bình Dương, Bình Phước… Tại Bình Phước, tôi đặc biệt đề cao Chơn Thành vì mới được lên thị xã từ 1/10/2022 mới đây. Sở dĩ tôi đánh giá cao vì khu vực này đang tập trung nhiều doanh nghiệp lớn, đa dạng loại hình, điểm đến ưa thích của dòng vốn đầu tư nước ngoài; hoạt động khai thác, cho thuê dễ dàng, tỷ suất lợi nhuận cũng cao hơn khu vực miền Bắc.
Khu vực phía Nam đang được đầu tư mạnh mẽ về hạ tầng và công nghiệp. Điều này sẽ có tác động như thế nào tới thị trường bất động sản công nghiệp và bất động sản liền kề KCN tại khu vực này?
– Các hạ tầng phục vụ công nghiệp như logistic, giao thông, cầu cảng được đầu tư bài bản sẽ thu hút sức thuê để phát triển sản xuất kinh doanh của các KCN lên cao. Cùng với đó, các KCN càng đông lao động, chuyên gia thì nhu cầu phát triển nhà ở và bất động sản dịch vụ sẽ càng phát triển mạnh. Nhà ở cho công nhân, viên chức, quản lý và công trình dịch vụ từ thiết yếu đến cao cấp sẽ có nhu cầu đầu tư kinh doanh tăng trưởng mạnh.
Hạ tầng giao thông liên kết vùng đã hiện hữu và các dự án cao tốc trọng điểm đang được triển khai ở khu vực phía Nam sẽ kết nối và rút ngắn thời gian lưu thông, vận chuyển hàng hóa từ các KCN. Điều này sẽ khiến lực lượng lao động đổ về kéo theo là nhu cầu sở hữu bất động sản. Bất động sản ven KCN trở thành phân khúc có lợi thế tăng trưởng và được nhà đầu tư săn đón tại khu vực này.
Ông đánh giá như thế nào về tiềm năng đầu tư bất động sản công nghiệp và bất động sản liền kề KCN tại các địa phương đang phát triển công nghiệp mạnh mẽ và có lợi thế hạ tầng như Bình Phước?
– Bình Phước là tỉnh sở hữu 13 KCN với tổng diện tích hơn 6.000 ha. Trong đó, 12/13 KCN đã đi vào hoạt động, thu hút 364 dự án với tổng số vốn hơn 3,4 tỷ USD vốn đầu tư trực tiếp nước ngoài (FDI) và hơn 12.000 tỷ đồng vốn trong nước.
Đây cũng là tỉnh sở hữu vị trí cửa ngõ, là cầu nối giữa TPHCM, Bình Dương với các tỉnh Tây Nguyên, Lào, Campuchia thông qua nhiều tuyến giao thông huyết mạch như Quốc lộ 13, Quốc lộ 14, cửa khẩu quốc tế Hoa Lư…
Bình Phước đang đẩy mạnh thực hiện chủ trương phát triển kinh tế, đô thị theo hướng công nghiệp hóa, hiện đại hóa với nhiều chính sách thu hút đầu tư nổi bật.
Thị trường bất động sản, tiêu biểu là phân khúc bất động sản công nghiệp và bất động sản ven KCN của Bình Phước, còn rất nhiều tiềm năng tăng trưởng. Cụ thể như mặt bằng giá chưa vượt quá sức mua. Cụ thể, Chơn Thành có tổng diện tích đất công nghiệp chiếm 67% tỉnh Bình Phước. Trong đó nổi bật là KCN Becamex Chơn Thành với quy mô hơn 4.600 ha – đại KCN hàng đầu Việt Nam.
Ngoài ra, Chơn Thành cũng có nhiều dự án hạ tầng giao thông đang được triển khai đầu tư xây dựng như: Cao tốc TPHCM – Thủ Dầu Một – Chơn Thành, cao tốc Chơn Thành – Đắk Nông, cao tốc Đức Hòa – Chơn Thành…
Bên cạnh đó, địa phương này cũng đang xây dựng nhiều dịch vụ và thủ tục hành chính bổ trợ cho phát triển công nghiệp, nhất là đảm bảo an ninh trật tự trong các KCN cũng như toàn xã hội.
Chơn Thành mới được lên thị xã. Kết hợp với việc hoàn thiện hạ tầng giao thông, đẩy mạnh phát triển KCN và đô thị, điều này sẽ tạo nên làn sóng tăng giá bất động sản mạnh mẽ. Phân khúc bất động sản công nghiệp và đất nền ven KCN tại Chơn Thành sẽ là điểm đến đầu tư hấp dẫn, đặc biệt với giới địa ốc cả nước.
