Trong thị trường nhà ở, giá nhà so với thu nhập trung bình của người Việt Nam còn đắt đỏ hơn ở cả những nơi đắt đỏ nhất thế giới và vẫn chưa có xu hướng giảm trong thời gian qua. Vậy tỷ lệ giá nhà so với thu nhập tại Hà Nội, TP. HCM thay đổi ra sao chỉ trong năm 2021?

TP. HCM dần trở thành khu vực có giá bất động sản đắt đỏ nhất châu Á

Theo dữ liệu của Numbeo, trong thị trường nhà ở, tỷ lệ giá nhà trên thu nhập của TP. HCM và Hà Nội tăng đáng kể chỉ trong năm 2021. Cụ thể, đầu năm 2021, tỷ lệ giá nhà trên thu nhập tại TP. HCM đang là 22,15 lần. Đến giữa năm 2021, con số này là 26,65. Thời điểm hiện tại, tỷ lệ này đã đạt đến mức 27,69.

Trên thực tế, thị trường nhà ở tại TP. HCM trước đó đã có giá vượt Bangkok, Singapore, Jakarta và Tokyo. Dần trở thành một trong những thành phố có giá bất động sản đắt đỏ nhất khu vực châu Á. Theo bảng xếp hạng tỷ lệ giá nhà trên thu nhập mới nhất, TP. HCM chỉ xếp sau Seoul (Hàn Quốc), Phnom Penh (Campuchia); đứng trên cả Jakarta (Indonesia).

Thu nhập người dân không theo kịp thị trường nhà ở 

Thị trường nhà ở liên tục tăng giá song song với thu nhập bình quân tháng của lao động tại TP. HCM trong năm vừa qua cũng tăng. Tuy nhiên vẫn không đáng kể nếu so với mức tăng của giá bất động sản. Cụ thể, thu nhập bình quân của lao động tại TP. HCM quý 1/2021 đạt khoảng 8,9 triệu đồng/tháng; tăng hơn 690.000 đồng so với quý trước.

Năm 2020, thu nhập bình quân đầu người tại TP. HCM đứng thứ 2 cả nước; đạt khoảng 6,3 triệu đồng/người//tháng. Con số này thấp hơn cả năm 2019 (với mức 6,4 triệu đồng/người/tháng). Nguyên nhân hàng đầu được cho là do ảnh hưởng của đại dịch COVID-19. Nhìn chung trong giai đoạn 2016-2018, thu nhập bình quân đầu người tại TP. HCM ghi nhận mức tăng lần lượt từ 5,4 triệu đồng/người/tháng; 5,7 triệu đồng/người/tháng; đến 6,1 triệu đồng/người/tháng.

Thị trường nhà ở Hà Nội có tỷ lệ giá nhà trên thu nhập giảm

Tại Hà Nội, tỷ lệ giá nhà trên thu nhập ghi nhận tăng trong giai đoạn từ đầu đến giữa năm, song lại giảm ở thời điểm hiện tại. Cụ thể, tỷ lệ giá nhà trên thu nhập ở Hà Nội đầu năm 2021 là 17,96. Đến giữa năm, con số này tăng lên mức 18,77. Vào thời điểm hiện nay, dữ liệu Numbeo ghi nhận tỷ lệ này giảm xuống mức 17,48.

Quý 2/2020, lương bình quân của lao động tại đây là 7,45 triệu đồng/người/tháng. Sang quý 3/2020, con số này tăng lên khoảng 7,73 triệu đồng/người/tháng. Tuy nhiên, quý 4/2020 ghi nhận mức giảm nhẹ với 7,69 triệu đồng/người/tháng. Quý 1/2021, con số này đạt khoảng 8,73 triệu đồng/người/tháng.
