Giá nhà phố xây sẵn trên thị trường thứ cấp tại TP.HCM có xu hướng tăng cao nhưng nhiều nhà đầu tư vẫn quyết định tìm về đất nền dự án ở tỉnh để đầu tư. Vậy nguyên nhân do đâu?
Giá nhà phố xây sẵn leo thang
Theo khảo sát của VnExpress, giá nhà phố xây sẵn tại quận Bình Tân và TP.Thủ Đức tăng giá đều và có xu hướng leo thang trong vòng 6 – 9 tháng qua.
Minh chứng là ở TP.Thủ Đức, một dự án nhà phố liên kế xây sẵn khi bàn giao 12/2020 có giá 21,5 tỷ đồng. Hiện được chào bán trên thị trường thứ cấp 26 tỷ đồng một căn. Như vậy giá một căn nhà ở dự án này đã tăng 21% trong vòng 6 tháng.
Các khu vực gần sông Sài Gòn, các căn shophouse mặt tiền chiều ngang 12m, thuộc nhóm nhà phố thương mại cao tầng. Dự án này lúc bàn giao nhà vào 10/2020 có giá 26 tỷ đồng một căn. Hiện nay cũng được chào bán 33 tỷ đồng. Giá bán tháng 6 đang chênh với giá gốc 7 tỷ đồng một căn.
Giá bán cao nhưng giá thuê rẻ
Mặc dù giá bán nhóm sản phẩm nhà phố xây sẵn trên thị trường thứ cấp có xu hướng tăng cao; nhưng giá thuê loại nhà này hiện nay lại khá rẻ và kén khách.
Cụ thể, các căn shophouse tại Thủ Đức tuy có giá bán 33 tỷ đồng nhưng giá cho thuê chỉ ở mức 45 triệu đồng/tháng; hay một căn nhà phố tại quận Bình Tân có giá 7,6 tỷ đồng, giá thuê cũng chỉ là 15 triệu đồng/tháng. Hiệu suất từ việc cho thuê nhà phố xây sẵn hiện đã giảm một nửa so với giai đoạn 2019.
Theo báo cáo của DKRA Việt Nam, trong tháng 5, nhóm sản phẩm nhà phố, biệt thự xây sẵn tại TP.HCM có nguồn cung và thanh khoản lao dốc so với tháng 4. Tuy nhiên giá bán vẫn neo cao, thậm chí tăng đáng kể giữa đợt dịch mới. Nhiều dự án đã ghi nhận mức tăng giá từ 20 – 30% trong vòng 6 tháng qua.
Nguyên nhân dẫn đến tình trạng này được cho là do nguồn cung hạn chế. Nguồn cung nhà phố và biệt thự xây sẵn của TP.HCM xếp sau các tỉnh vệ tinh lân cận như: Đồng Nai; Long An; Bình Dương.
Đề xuất đánh thuế biệt thự bạc tỷ bỏ hoang
Vừa qua Hà Nội đề xuất đánh thuế biệt thự xây sẵn bỏ hoang nhằm hạn chế tình trạng hoang gây lãng phí, mất mỹ quan đô thị.
Cụ thể, thuế được đánh theo hướng: đối với những biệt thự liền kề; biệt thự xây sẵn bỏ hoang 3 tháng có thể áp thuế khoảng 5% trên giá trị hợp đồng; còn sau một năm sẽ bị tính thuế 10% trên tổng giá trị.
Cùng với đó, Hà Nội đề xuất xử phạt hành chính chủ sở hữu biệt thự, với mức phạt 10-20 triệu đồng/căn. Đồng thời kiến nghị Chính phủ áp dụng thu thuế cao lũy tiến đối với người mua từ ngôi nhà thứ hai trở lên.
Một số ý kiến cho rằng, biệt thự xây sẵn bỏ hoang là sự lãng phí cả về sử dụng đất, công trình và mất mỹ quan đô thị. Do vậy, việc đánh thuế là cần thiết.
