Mặt bằng giá bán sơ cấp phổ biến tăng từ 2 – 5%, đất nền trở thành kênh đầu tư được tìm kiếm nhiều nhất trong quý I/2022. Các chuyên gia nhận định, giá bất động sản tiếp tục sẽ tăng trong thời gian tới, điều này đến từ nhiều lý do.
Căn hộ hạng B chiếm 63% tổng nguồn cung mở bán
Theo số liệu thống kê của bộ phận Nghiên cứu thị trường, DKRA Việt Nam, trong quý I/2022, thị trường TP. HCM và các tỉnh giáp ranh ghi nhận 18 dự án mở bán. Bao gồm hai dự án mới và 16 giai đoạn tiếp theo của các dự án đã mở bán trước đó.
Nguồn cung và sức cầu chung toàn thị trường đều có sự sụt giảm. Số căn hộ được cung cấp ra thị trường là 3.398 căn. Số lượng này chỉ bằng 42% so với quý trước và 62% so với cùng kỳ năm 2021.
Nguồn cung mới chủ yếu tập trung ở TP. HCM chiếm 51%; còn lại là Bình Dương chiếm 34% và Đồng Nai chiếm 15%. Long An, Bà Rịa – Vũng Tàu và Tây Ninh không ghi nhận nguồn cung mới trong quý này.
Xét về phân khúc, căn hộ hạng B chiếm 63% tổng nguồn cung mở bán toàn thị trường trong quý; hạng A chiếm 18%; hạng C chiếm 15% và hạng sang chiếm 4%.
Trong quý có 2.596 căn hộ được tiêu thụ, đạt xấp xỉ 76% nguồn cung mở bán mới. Con số này bằng 45% của quý trước và bằng 59% cùng kỳ năm ngoái. Tuy nhiên, ông Võ Hồng Thắng, Phó giám đốc R&D DKRA Việt Nam đánh giá, đây là tỷ lệ tiêu thụ khá ấn tượng với tình hình thị trường hiện nay.

Trong đó, tại TP. HCM, nguồn cung mới sụt giảm đáng kể. Thị trường ghi nhận khoảng 1.734 căn hộ mới; bằng 30% của quý IV/2021. Tỷ lệ tiêu thụ đạt khoảng 80% trên nguồn cung mở bán mới; bằng 32% so với quý cuối của năm 2021.
Đúng như dự đoán trước đây của DKRA Việt Nam, khu tây đã vươn lên dẫn đầu nguồn cung và lượng tiêu thụ mới toàn thị trường TP. HCM. Tuy nhiên trong quý này nguồn cung chỉ tập trung tại một dự án căn hộ hạng B, chiếm đến 76% nguồn cung mới tại khu vực. Khu đông chiếm khoảng 27% thị phần, còn lại là các khu vực khác chiếm khoảng 3%.
Giá bất động sản sơ cấp tăng 3-5%
Giá bán sơ cấp tại thị trường TP. HCM tăng từ 3 – 5% so với quý IV/2021; dao động ở mức 40 – 425 triệu đồng/m2. DKRA Việt Nam đánh giá khoảng cách mặt bằng giá này rất cao vào có sự phân tầng lớn.
Trong khi đó, tại thị trường Bình Dương, ghi nhận giá sơ cấp tăng từ 2 – 4% so với quý trước; dao động trong khoảng 24,4 – 52,7 triệu đồng/m2. Căn hộ mở bán mới tại Bình Dương đa số có giá trên 35 triệu đồng/m2 – mức giá khá cao đối với thị trường này.
Thị trường đất nền chiếm giữ lượt tìm kiếm cao
Báo cáo quý I/2022 của Batdongsan.com.vn cho thấy nhiều thông tin khá bất ngờ về thị trường bất động sản những tháng đầu năm 2022.
