Theo báo cáo mới nhất công bố trong tháng 3/2022 của Cushman & Wakefield, mức giá bán căn hộ trung bình tại thị trường TP. HCM đạt 3.300 USD/m2; tương đương 75,4 triệu đồng; tăng 8% theo quý và tăng 27% theo năm. Chỉ riêng tại TP. Thủ Đức, số liệu ghi nhận cuối năm 2021 của batdongsan.com.vn chỉ ra mức giá căn hộ tại Thủ Đức trung bình vào khoảng 85,6 triệu mỗi m2.
Hiện nguồn cung bất động sản mới tại TP. Thủ Đức đa phần thuộc phân khúc cao cấp. Hiện căn hộ tầm trung tại đây giá trung bình cũng đã rơi vào khoảng 60 – 75 triệu đồng/m2.
Như vậy để thấy, nếu TP. Thủ Đức còn nguồn cung căn hộ giá dưới 60 triệu đồng/m2 được xem là giá tốt, “hàng hiếm”; có khả năng thu hút mạnh mẽ sự chú ý từ người có nhu cầu ở thực lẫn nhà đầu tư.
