Thị trường đất nền Bình Dương đang xuất hiện những dấu hiệu mới thu hút sự quan tâm của giới đầu tư. Bởi trong bối cảnh hiện nay, xác định đúng khu vực tiềm năng là yếu tố quan trọng nhất để tối ưu hóa nguồn vốn đầu tư và giảm thiểu rủi ro.
Triển vọng tươi sáng, đất nền lập mặt bằng giá mới
Trong số các địa phương giáp ranh TP. HCM, thị trường bất động sản Bình Dương được nhận định có sự tăng trưởng ổn định và thể hiện giá trị thực . Đây cũng là lý do dòng vốn đầu tư đổ vào thị trường này luôn đều đặn.

HCM và các tỉnh vùng ven. Giá bán phân khúc sản phẩm này bình quân đạt 33,5 triệu đồng/m2,; cao nhất lên đến 58 triệu đồng/m2.
Đặc biệt, khảo sát cho thấy các dự án đất nền tại khu vực phía Bắc tỉnh Bình Dương, dọc theo quốc lộ 13, quốc lộ 14, ĐT 741; đường tạo lực Tân Uyên – Phú Giáo – Bàu Bàng đã lập đỉnh giá mới so với đầu năm 2022. Cụ thể, tại Bàu Bàng, Phú Giáo, Đồng Phú, Chơn Thành… các dự án có vị trí trung tâm đô thị hoặc liền kề KCN trên thị trường sơ cấp có giá thấp nhất 1,2 tỷ đồng/nền. Tại Bến Cát, Tân Uyên… giá thấp nhất là 1,5 tỷ đồng/nền. Mức giá này cao hơn khoảng 15% so với cuối năm 2021.
Nhiều khu công nghiệp được đầu tư
Nguyên nhân khu vực này giá đất tăng mạnh được các chuyên gia nhận định do chủ trương phát triển công nghiệp về phía Bắc tỉnh Bình Dương. Đơn cử như mới đây cùng lúc hai KCN đều có quy mô 1.000 ha gồm VSIP 3 và Cây Trường đã bắt đầu khởi công xây dựng. Trong khi đó, tại Đồng Phú, tập đoàn Becamex đang triển khai KCN lên đến 6.300ha; tại Phú Giáo đang nghiên cứu KCN VSIP 4 với quy mô rất lớn.
Song song đó, Bình Dương và Bình Phước đều đang tập trung đầu tư hệ thống hạ tầng “khủng” vừa phục vụ các khu công nghiệp vừa giúp khai thác hiệu quả quỹ đất nhằm đón dòng vốn FDI đang đổ mạnh vào Việt Nam. Có thể kể đến như mở rộng quốc lộ 13, đại lộ Mỹ Phước – Tân Vạn. Xây dựng cao tốc TPHCM – Thủ Dầu Một – Chơn Thành; cao tốc Chơn Thành – Đức Hòa; đường Vành đai 3, Vành đai 4…
Ngoài ra, việc Bến Cát, Tân Uyên chuẩn bị trở thành thành phố cũng tạo hiệu ứng đẩy giá đất tăng vọt. Những yếu tố này không chỉ kiến tạo nền tảng phát triển kinh tế, tăng tốc độ thị hóa và gia tăng cơ hội thu hút FDI mà xa hơn là biến khu vực phía Bắc Bình Dương thành một trung tâm đô thị – công nghiệp hiện đại bởi khu vực giáp ranh TPHCM đã cạn kiệt quỹ đất.

Chưa kể liền kề Phú Giáo, giai đoạn 1 của KCN Tân Bình (Bắc Tân Uyên) có diện tích 352ha đã lấp đầy và đang tiếp tục xây dựng giai đoạn 2 diện tích lên đến 1.000ha.
Tốc độ đô thị hóa của Bình Dương rất cao, mang đến lợi thế cho thị trường bất động sản.
Ở góc độ đầu tư, các chuyên gia còn nhận định các khu vực mới nổi như Bàu Bàng ; Phú Giáo; Tân Uyên; Bến Cát vừa đa dạng sản phẩm để chọn lựa theo nhu cầu vừa có biên lợi nhuận tốt.
