Với giới đầu tư, Bàu Bàng là vùng đất mới phát triển nhưng lại đầy tiềm năng. Bởi với chiến lược hình thành “cứ điểm” đô thị công nghiệp – công nghệ cao tại Bàu Bàng, tỉnh Bình Dương đang dồn mọi nguồn lực đầu tư vào đây. Cung đường này sẽ giúp kết nối và rút ngắn đáng kể thời gian lưu thông, vận chuyển hàng hóa từ các khu công nghiệp tại Bàu Bàng đến TPHCM, cảng hàng không quốc tế Long Thành (Đồng Nai), cảng Cát Lái (TPHCM) và cụm cảng quốc tế Cái Mép – Thị Vải (Bà Rịa Vũng Tàu).

Bên cạnh đó, Bàu Bàng còn một loạt dự án lớn đang đầu tư như cao tốc đường Hồ Chí Minh kết nối cao tốc Đức Hòa – Chơn Thành; cao tốc TPHCM – Thủ Dầu Một – Bàu Bàng – Chơn Thành; đường tạo lực Bàu Bàng – Phú Giáo – Bắc Tân Uyên; đường Mỹ Phước – Bàu Bàng, ĐT 750, ĐT 749C, ĐT 741B, Vành đai 4, Vành đai 5…

Từ đó, Bàu Bàng thành một đại công trường nhộn nhịp; mở ra cơ hội thu hút đầu tư; kinh doanh mua bán cho cư dân.

Công nghiệp phát triển vượt trội

Trong 5 năm tới, Bàu Bàng tiếp tục đầu tư mạnh cho hệ thống giao thông; tạo điều kiện thuận lợi vận chuyển hàng hóa liên vùng. Đặc biệt, khu đô thị – công nghiệp Bàu Bàng sẽ được đầu tư hệ thống kết cấu hạ tầng hiện đại nhằm tạo nên diện mạo đô thị văn minh; từ đó thúc đẩy đầu tư vào các lĩnh vực ngân hàng, thương mại, giáo dục, vui chơi giải trí…

Chính vì vậy cư dân đến sinh sống, làm việc tại đây ngày càng đông, nhu cầu đang tăng cao. Giai đoạn vừa qua, tổng mức bán lẻ hàng hóa và doanh thu dịch vụ tiêu dùng của Bàu Bàng đã tăng bình quân 25,33%/năm.

Hiện nay Bàu Bàng đang có 4 KCN lớn gồm Bàu Bàng (3.200 ha), Tân Bình (hơn 1.400 ha), Lai Hưng (600 ha), Cây Trường (700 ha) và khu công nghiệp – khoa học công nghệ cao (400 ha). Tính đến cuối năm 2020, Bàu Bàng đã thu hút 1.000 dự án phát triển công nghiệp; bao gồm 816 dự án trong nước với số 29.736 tỷ đồng và 184 dự án FDI với vốn đầu tư 3,6 tỷ USD.

Trong đó, riêng năm 2020 đã thu hút 27 dự án FDI với tổng vốn đăng ký hơn 178 triệu USD và 20 dự án đăng ký tăng thêm gần 85 triệu USD.

Trên thực tế, từ cuối năm 2020 nhiều nhà đầu tư đã có xu hướng chuyển vốn đầu tư từ các khu vực khác vào đất nền Bàu Bàng. Có sàn mỗi tuần đón cả trăm nhà đầu tư đi xem đất nhộn nhịp. Làn sóng này đang lan tỏa mạnh từ đầu năm 2022 khi thị trường bất động sản lên cơn sốt trên diện rộng. Giá đất nền Bàu Bàng được đánh giá mỗi năm tăng trung bình khoảng 12%. Những vị trí trung tâm giá đất dao động từ 12 – 15 triệu/m2, một số nơi khác từ 5 – 7 triệu/m2. 

Không chỉ đất nền, sản phẩm bất động sản ở Bàu Bàng cũng rất đa dạng, bao gồm: nhà ở thương mại – dịch vụ cho công nhân, shophouse và nhà trọ công nhân. Giá shophouse khoảng 2 – 2,5 tỷ đồng/căn. Phòng trọ cho thuê từ 1 – 1,2 triệu đồng/tháng.

Có thể nói, dòng phân khúc đất Bình Dương giá rẻ không thể không nhắc đến đất nền Bàu Bàng. Năm 2022 thị trường bắt đầu sôi động trở lại sau một khoảng thời gian dài giãn cách xã hội vì covid. Nắm trong tay một sản phẩm tốt là đã sở hữu được cơ hội đầu tư sinh lời.
